Proposed Senior Housing Community on the Burlington Landlocked Parcel
The proposed development of the landlocked parcel will offer a range of senior housing options for Burlington residents and their families. The senior housing component will include housing for people 62 years and older and will be owned and operated by Erickson Retirement Communities, providing older Burlington residents the opportunity to continue to live in their community.
Erickson Retirement Communities develops and manages retirement communities for middle-income residents. The community is designed so that a typical retired school teacher can afford to live there. The communities put minimal burdens on town services because they are uniquely self-sufficient, providing their own road repair, snow removal, security, emergency response, and other services. The new community also will generate significant full- and part-time jobs. Erickson owns and operates two communities in Massachusetts: Brooksby Village in Peabody and Linden Ponds in Hingham. The landlocked parcel's topography and natural landscape is similar to that of Linden Ponds.
Overview of Affordability:
- Erickson develops and manages retirement communities for middle-income seniors with annual incomes typically starting in the mid-$20,000 range.
- Based on our research, there are about 4,700 seniors in Burlington and approximately 87% of them own homes. Most Burlington seniors who own homes and have a modest pension could afford to live at Erickson - and would save money by doing so when compared to maintaining their existing residence.
- Upon entering, residents pay a 100 percent fully refundable deposit, typically funded by selling their home. At Linden Ponds in Hingham, the deposits start at just under $200,000.
- Erickson residents pay a low monthly service fee, which includes all utilities (except phone), property taxes, cable, home maintenance, one meal per day, local transportation, security and on-site activities. At Linden Ponds, the monthly fees start at $1,531, which most residents can afford with a modest pension and their social security.
- Residents pay no closing costs and no transfer fees to sell their unit.
